I’m back with another buyer’s tips, and today we’re going to be talking about some things to consider when you are looking to purchase a home. How do you start looking for a home? What are the first steps?
The first thing you want to consider when looking for a home is location. A city is a very easy thing (for most people) to figure out. A lot of people will say something like, “you know what, I need to be in San Ramon or Danville,” or, “I need to be in Danville.”
But as the search for the perfect home continues, they begin to say “okay, well I will look at homes in surrounding areas like Pleasanton, Livermore, Dublin, Alamo, if it happens to be the perfect home.” There’s no harm in having an ideal location, but being open to looking at different areas can bring you closer to finding the right home for you.
Some other things to consider are bedrooms and bathrooms. You may consider looking for a home with a fewer number of bedrooms, say if you have young children you’re okay with them sharing or if you think you’re only going to be there for five years and you know that you’ll sell that property and move on to your next home.
Personally, flooring is a big factor to consider when looking for a home. I HATE carpet. So if I find a home that I love but there is carpet in it, I’m going to need to know mentally, and with my lender, that I can afford to switch out the flooring.
These are all things to write down on a list when looking for the right home for you. Write the things that you must have versus the things that you feel like you can compromise on and then share these things with your realtor! As a realtor, I like to have a notepad in my phone with all of the things that are non-negotiable and the things that my buyers can negotiate on.
Overall, it is our goal to find you everything that you want.
I think it is extremely important, especially for first time buyers, to remember your budget and to remember that it is okay to compromise on some things.
Being a first time home buyer, your budget isn’t as open and wide and keep in mind that it is your first home so it doesn’t have to be perfect. It’s not your forever thing. We’re going to try our best to find that for you, but let’s be realistic and find something that you love and can build upon as you get more and more comfortable in your home.
Unless you’re one of those people has zero budget. In that case, I want to be friends with you. With no budget we can have a wine cellar, a pool, heated flooring, you know all of those things that are in million dollar homes.
Those are just some of the tips that I have for you all. If you are completely lost and don’t know where to start, I’m happy to help you! Create a list of things and ask some general questions to nail down what you want and what you don’t want.
